1. CALL TO ORDER
The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, April 20, 2015 at 8:00 p.m. with Chair, Ralph Stevens presiding.
2. RECORD OF ATTENDANCE
All Members were present with the exception of Ron Daigle and Theresa Gordon. .

8. APPLICATION FOR VARIANCE
RE: RICHARD COUGHLAN & JULIE COLE – 14 BAYSONG BLUFF
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 16, 2015
Applicants, Richard Coughlan and Julie Cole were present and addressed the Committee as follows:
Their Application for Variance is for the addition of an attached two car garage, replacing the existing single car garage;
the proposed garage is a single storey;
a Variance is required to increase the maximum permitted area of the attached single storey garage because it is being built within the permitted reduced side yard.
There was no one present speaking in favor of or against this Application.
“…moved by Cllr. Bev Day that the Planning Advisory Committee APPROVE the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, to permit the proposed addition to an existing attached single car garage, located at 14 Baysong Bluff, PID No. 30046841;
a) under Section 4.9.1, grant a Variance of 30.8 m² to increase the maximum area of the attached single storey garage from 70.0 m² to 100.8 m²….”

9. APPLICATION FOR TEMPORY USE PERMIT
(TO OPERATE A SEASONAL GARDEN CENTRE)
RE: GRAND BAY HOME HARDWARE C/O JOHN JARVIS –
277/279 RIVER VALLEY DRIVE
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 16, 2015
Applicant was not present. There was no one present speaking in favor of or against this Application.
“… moved by Jim Burke that the Planning Advisory Committee grant a Temporary Use Permit to Donald G. Myles Ltd., to operate a seasonal Garden Centre permitting a temporary structure (fence compound) to be used as a Garden Centre between May 4, 2015 and November 30, 2015, to be located in the parking lot located at 277/279 River Valley Drive, PID No. 00090258, subject to:
a) the area proposed for the Temporary Use is to be limited to a total of 65m² (700 sf);
b) no more than four permanent parking spaces are to be lost in the location of the Temporary Use;
c) pursuant to Section 2.9 of the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, authorization for the development described above (Garden Centre) is hereby granted for the temporary period beginning May 4, 2015 and expiring on November 30, 2015. At the end of the authorized period, you (Donald G. Myles Ltd.) are hereby required to terminate or remove the development hereby authorized….”
