1.CALL TO ORDER

The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, April 18, 2016 at 8:00 p.m. with Chair, Ralph Stevens presiding.

3. PLANNING ADVISORY COMMITTEE MINUTES OF APRIL 4, 2016

7. APPLICATION FOR VARIANCE (HEIGHT OF FOUNDATION)
RE: DAVID COSMAN – 81 BRANDY POINT ROAD
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 14, 2016

Applicant, David Cosman, was present regarding his Variance Application and addressed the Committee as follows:

He requires a Variance to construct a new dwelling below the grade of the road due to the natural slope going down to the river
there is lots of room to provide drainage around the house

There was no one else present speaking in favor or against this Application.

“…moved by Chyann Kirby that the Planning Advisory Committee approve the request for variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the construction of a single family dwelling, as proposed to be located at 81 Brandy Point Road, PID No. 30321459;

under Section 8.1.8, grant a Variance of 2.25 m, to reduce the required top of foundation elevation for a new home as shown on the site plan provided, granting relief from the required 0.75 m ABOVE the centre line road grade to permit locating it at a point 1.5 m BELOW the centre line road grade, subject to:

(i)a positive slope away from the driveway and house for at least 3.5 m, to direct surface water from the uphill side of the property by way of a swale around the east side of the house…”

Seconded by Jim Burke. Carried.
